6 Bedrooms - 3 Bathrooms - Sleeps up to 12 - Up to 2 pets welcome
The Coach House: Sleeps 12 guests in a large, detached family home with a choice of reception and dining rooms,
six bedrooms, two en suite and a family bathroom. Large formal gardens, a Jacuzzi hot tub, IR sauna, three patios,
a treehouse, a BBQ area, firepit, and a tennis court sized grass games area.

Entry hall / Dining area - Lovely beamed ceilings and view of the turret clock tower. Dining table and seating
for up to 12 guests. Lots of table dressing accessories and battery candles. Perfect for a special meal.
The Garden Room - connects nicely to the side of the kitchen and is light and airy. Huge 55 inch screen TV
fully loaded with Sky Sports, Sky Movies, Netflix and Amazon Prime TV. Stereo sound system with Bluetooth.
Seating for 8 on the corner sofa. Additional chairs and tables are provided.
The Lounge - Offers a huge inglenook fire. Large screen TV, terrestrial channels and PlayStation 4 for games
and DVD’s from our extensive collection. On one side of the fireplace the Library displays an enormous choice
of hardback books and on the other side a bar area with an under counter wine cooler and display cabinets,
cocktail glasses, shakers and ice buckets.
The Kitchen - is part of an open living area with a large kitchen island and two counter stools.
Huge array of serving bowls and trays, much of it eclectic and fun. Facilities include an induction hob,
Neff electric double oven, microwave, dishwasher, two fridges, two freezers, Nespresso machine (classic), toaster,
kettle, slow cooker, food processer and more. Fully stocked with glassware and crockery for 12 guests.
Ample pantry cupboards and a walk-in utility cupboard with washing machine and dryer, iron and ironing board.

First Floor Bedrooms
Accessible via the main staircase: There are two staircases, the main one by the clocktower,
and the wing side staircase, making it perfect for those who want one end of the home to be quieter than the other!
Bedroom 1 – Master bedroom with Super King bed (sleeps 2), built in wardrobes, chest of drawers,
and a balcony overlooking the garden. Two doors, one to the clocktower staircase the other into the walkthrough
bedroom (Bedroom 3) and the en-suite family bathroom with bath, walk in shower cubicle and sink and wc.
Bedroom 2 - Second Master double (sleeps 2), off the main staircase, with corner desk, wardrobe and
en suite bathroom including bath and shower over, wc and sink plus a balcony overlooking the garden.
Bedroom 3 - Walkthrough bedroom (sleeps 2,) single bed with another pull out single bed – both full adult sized
but best suited to children. Please be aware this room is between the master bedroom and the en suite bathroom.

Across the wing side landing:
Bedroom 4 - Double bedroom (sleeps 2), wardrobe, desk, and tall mirror. Velux windows.

In the wing, accessible via a second staircase, includes:
Bedroom 5 - King size double bedroom (sleeps 2) wardrobe, dressing tables.
Bedroom 6 - Twin bedroom (sleeps 2) wardrobe and drawers.
Family bathroom with bath and shower over, wc and sink.

Babies and Young Children
For babies and young children, two highchairs,two travel cots and two baby-gates are provided. All on request.
For families a single airbed can be supplied for the three larger bedrooms on request (Bedrooms 1,2, and 4).
However, please do not exceed 12 guests in total in the house.
How the House works
What we provide: Guests sometimes ask what is provided for your stay.
We provision the house prior to your arrival with:
Washing up liquid, dishwasher and washing machine tablets, salt & pepper, 1 large kitchen roll, 3 toilet rolls per loo,
1 bath towel & 1 hand towel per guest plus 6 extra towels in the sauna.
Hand soap and hand cream at each sink, and soft bathrobes & slippers for each guest
Kitchen Equipment: The kitchen is all electric with an induction hob. There are two ovens and a microwave.
There is a wide range of additional equipment, pots and pans, including a food processor, slow cooker, electric whisk,
scales, and loads of bits and bobs to make cooking easy, plus loads of cook books.
To switch the hob on just rest your finger on the power button (far left) then press on the symbol for the ring you want
to use, then press the up and down buttons to set the heat (1-9) for instant response.
The operating manuals for the kitchen equipment are in the folder on the large shelf should you need assistance.
Extra Pots & Pans: In the cupboard under the second fridge, we have loads and loads.
Fridges & Freezers: Two fridges and two freezers are provided.
Coffee Making: A Nesopresso machine (classic pods) with milk frother and two coffee cafetieres are provided.
Heating and Hot Water: In SUMMER the central heating is normally off and the water is heated by
immersion cylinders which we leave on permanently during your stay so you will always have hot water.
In WINTER the oil-fired central heating will be on and the control are in the utility cupboard in the kitchen along with instructions. The radiators are individually controlled with thermostatic valves.
Cooling Fans or Extra Heating: In the cupboard under the clocktower stairs
are one oscillating fan and three fan heaters/coolers for your use.
Rubbish & Recycling: The large grey bin (slides out from under worksurface under microwave) is for
all general waste and food waste. The swing-bin in the cupboard to its left is for recycling
(glass, tins, plastic, paper and cardboard). When the bins are full, please empty them into the big bins
by the car parking spaces. The black bin is general waste in bin liners,
the green bin is for recycling (no bags, all waste to be loose please).
If you fill those bins please bag all your waste and leave it beside the appropriate bin.
Garden Room Television: The TV is operated by the silver Samsung controller. ON is the top left button.
VOLUME is the left side wide button (press is mute, flick up/down is volume).
Netflix etc. are accessed from the HOME button, then use the big round button to navigate to your choice.
BACK is the U shaped arrow button bottom left. SKY is operated by the SKY controller in the normal way.
The controller power button turns the SKY box on (amber light goes to green).
Sky is shared with the hosts via Sky Multiroom so record what you like but please don’t delete any recordings.
Ideally please ensure guests (especially children) don’t alter the TV settings or log-ins.
Garden Room Sound System: The stereo system plays radio and is linked with a Bluetooth connection
for streaming music from your decives (Bluetooth device to the right of the stereo, press the power button
on its front right and link to ML200). There is also an Amazon Alexa in the kitchen for your use.
Lounge Television & DVDs: The TV in the lounge is terrestrial only but also has a PlayStation 4 attached
for playing games and for playing DVD’s. The extensive DVD selection is behind the central cupboard in the library.
Various PS4 games are in the drawers under TV.
Games and Puzzles: There is a selection of games and puzzles in the drawers below the TV in the Lounge.
Monopoly, Trivial Pursuits, Pictionary, jigsaws, to name a few.
Library: There is an extensive collection of books in the library and around the house with something for everyone.
Get back into the habit of curling up and relaxing with a real book!
Log Fire in the Lounge: If you wish to light the fire build the fire with the firelighters and kindling supplied,
put on logs and light it (matches in the kitchen drawer under shelf). During use leave the fire door OPEN.
You can increase the draw temporarily by closing the door. Before you go to bed CLOSE the fireplace door
for safety purposes. The fireguard is to the left of the fire. If you need more logs there is a sign beside the fire
telling you how to buy more from your host, or where to buy more locally.
Travel Cots, High Chairs & Baby Stair Gates: Available on request.
Hair Dryer, Extension Cord, Heat Mats: In every bedroom in one of the top drawers for your convenience.
Power Cuts: In previous years we have had few cuts, this year may be different!
In the entry hall cupboard are four rechargeable lights and two torches to help you in case of a power outage.
Guests Safe: There is a safe for your valuables in the master bedroom in the left-side wardrobe.
The code is the same as the key safe at the front door followed by #.
Electric Car Charger: There is a 3-phase fast charger for electric cars by the parking bays.
If you wish to use the charger, please contact your hosts.
Laundry: Please make use of the washing machine & tumble dryer.
There is a drying frame beside the tumble dryer and a washing line in the garden, past the spa.
Mail Deliveries: If any post arrives for the host, please just pop it in the white box outside the front door.
If delivery drivers ring ask them to use the BLUE bell which is us.
Stop Cock and Fuses: The water stop cock is in the downstairs double, far corner.
The Fuse Box is in the upstairs wing double, left side of the bed.
Clock Tower Leak: The Clock Tower is over 200 years old and in heavy rain with the wind in a certain direction
it LEAKS a little. Don’t worry about it. If there is a lot please just use a towel to mop it up.
