About the Gardens

The Courtyard:  To the front an acre of grassed courtyard faced by other classic historical cottages.

The Private Gardens:  To the rear, and private to the guests, are ¾ of an acre of beautiful formal gardens

inside a high brick wall that surrounds the property (making it very dog-secure).

In the large formal gardens there are three patios.

The main patio which gets the sun from morning to early afternoon is furnished with a large dining table.

The garden patio is south facing and gets the sun all afternoon

and is furnished with settees and both a gas and charcoal BBQ and a firepit (logs supplied).

Further into the garden is a quiet patio with a large hammock and relaxing chairs, ideal for reading a book in peace.

All three patios are lit at night.

The Spa area has a six-seater jacuzzi hot tub, an infrared sauna seating four,

and a changing area which is home to pool towels, robes and sandals.

Tree House:  Further down the garden is the Tree House for the children

(with a removable staircase for parents who prefer to prevent its use) and a secret den in the bushes.

The Games Field and Pavilion:  At the far end of the walled garden is the games pavilion

with everything you need to play tennis (fun, not match), football, badminton, table tennis, croquet,

cricket to name a few of the games. All the rackets and balls supplied

and there is lighting enough to allow evening play if an important match runs late.

Farmland and Woods:  On the 40-acre farm there are 11 stables and lots of horses and grazing paddocks

(all of which are private, but lovely to look at). Away from the stables are acres of walks and woodlands

for you to enjoy and which are pet friendly, dogs can run free as the whole area is well fenced.

Around the edge of the farm there is 3/4 of a mile of grass trackway and lots of paths in the woods,

perfect for a stroll (or even a jog) through beautiful woodlands with lovely views.

How the Garden and Spa works

Front door external lights:  The floodlights for the courtyard are by the front door.

Patio Area Lights:  The switch for the patio lights is by the clock tower French doors

Hot Tub and IR Sauna:  The operating instructions for the spa facilities are located at the spa.

Quiet Time:  We don't want to spoil anyone's fun but sound really travels at night in the countryside.

To protect our neighbours please keep outside noise down after 10.00pm

and no noise outside in the Jacuzzi or on the patios after 11.00pm.  We'd be really grateful

PLEASE APPOINT ONE ADULT TO CARRY OUT THE DAILY HOT TUB CARE PROCEDURE

TAKE THE THREE ACTIONS ON THE SIGN BY THE HOT TUB EACH MORNING

ENSURE THE JETS ARE TURNED OFF AFTER USE

REPLACE THE COVER TO MAINTAIN THE HEAT

TOP UP THE WATER LEVEL IF LOWER THAN HEAD REST

Don’t add anything to the water like soap or body oils that may cause the water to have to be replaced.

(this could cause the tub to be out of action for 24 hours).

Don't screw down and turn off the individual jets as this could damage the pump.

(for a calmer bath turn down the air on the grey controls or turn off the jets at the panel)

IF IN DOUBT - CALL US OUT

Patio Furniture Cushions:  The cushions are stored in boxes by each seating area.

As the signs point out it is a good idea to put the cushions away after use.

If they get wet, then they will be pretty uncomfortable until you can dry them again.

Barbecues & Fire Pit:  In the garden are a charcoal barbecue and a gas barbecue.

Feel free to use both.  Charcoal and Gas are supplied, if they run out, please contact your hosts.

In the plastic box you will find firelighters, kindling and barbecue tools.

There is also a Fire Pit with logs supplied.  Extra logs on sale from the unit behind the Hot Tub at £20 a bag.

The lights above the garden patio are automatic and will come on at dusk and go off at 11.15pm.

Tree House:  In the middle of the garden is a Tree House.

If you have children, please inspect the Tree House and decide whether to lift up the ladder and place on the landing

(thus making the house inaccessible) or to leave the ladder in place and allow your children to use it.

This is your decision and you use it at your own risk.

Games Pavilion:  The Games Pavilion has all the equipment to play Football, Tennis (fun, not match),

Badminton, Croquet, Fun Cricket, and more.  Please try to keep all the balls and sets together and back in their boxes

by the end of your stay.  If balls go over the walls please do NOT try and retrieve them, your hosts will deal with that.

Normal losses of balls accepted but too many may need to be paid for.  Rules for the games, particularly Croquet (which everyone should give a try) are SHOWN BELOW and on notices on the wall of the games area.

Pets are Welcome:  Your part of the garden is dog proof, however, if you do have an escapologist

who gets into the hosts garden, they are still inside a walled garden with 9’ high brick walls.

So even if they manage to get into the hosts part of the garden, they are still inside the walls.

PLEASE BAG ALL DOG WASTE AND PLACE IN THE BLACK WHEELIE BIN
